On arrival found system not operating,found electric heater 60 amp breaker tripped.checked electric heat ,checked system for for faults .found weak breaker at the breaker panel .need to replace breaker 11-13(right side 60 amp breaker )

Performed pm on all 3 geos. This was first pm service for customer since install and they wanted efficiency checked, didn’t feel they were running efficiently. Found water flow rate for all 3 were too high, adjusted down to get better heat extraction rate. Changed fan speeds on units 1 and 2. Measured amp draw of compressors, blowers, loop pumps, aux heaters. Tested Dhw operation. Measured delta air temps, delta loop pressure and temps. Checked filter, blower, and coil cleanliness. Flushed out drains with hot water and brush. Electrical inspector was here during service. Only issue was a knockout in a disconnect was open, once I covered it with knockout plug he passed customer. Put sticker on 7 series.

Up on arrival performed fall maintenance on 11/01/2019. Checked thermostat for operation, tested unit for operation, took delta T . Found poor flame sensor, inducer motor motor is rated 1.9 its amping at 2.1, dirty blower motor wheel . Recommend everything to the customer to replace parts and clean components.

Fall pm on 10/29/ 19 On arrival I sanded the flame rectification probe and checked burner arrangement the ignitor homes out to be in good condition checked all other electrical connections set units to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter and replaced checked blower motor checked all other electrical connections checked temp rise DT 48 for unit #1 made for 35-65 unit DT 30 for unit #2 made for 30-60 tested units operating normal at this time. Recommended Uv lights installation for unit #2 and Single or hole house surge protector

Upon arrival customer explained that top floor split system still had water leaking. Found unused drain taps, red caps, were not sealed and were loose, letting water come out and onto filter. Removed caps, used tephlon to seal, then tightened. Tested drain and found it is clearing normally. Drain pipes all pitched correctly. Then customer explained that AWL for 7 series wasn’t working. Helped them set it up and connect to router, awl now working. Finally customer showed me 5series packaged unit that is leaking as well, drain pan filling up. Found pvc pipe behind unit wasn’t pitched properly. When system needed to drain quickly it was backing up and dripping. Corrected pitch and tested. Also found float switch not working, had to replace with new. Condensate pump safety wasn’t wired to system, connected to low pressure wire and tested. All units operating normal. Warranty per Alex.

Warranty call On arrival customer explained to me what happened checked the secondary drain pan is water but is not that much very small amount open the unit tested with water drain pipe is working the pump is running out water normal checked the Evaporator pan if is cracked is not checked the pump is cracked is fine the only thing i see water staying between the pad and the drain pan clean the water vacuum it tested no water from any where checked electrical connections checked voltage and amps measured supply and return air temp unit operating normal at this time. Upon arrival found tankless water heater unit running but control unit acting irregular. Caution sign coming up. Called Bosch Called customer support to figure out the issue with water heater. Has a bad unit control board. Will call once board is in to install.

Customer recently replaced the air filters. I went around and pressurized the various ground loops first. I then went around and checked the electrical wiring and electrical systems for all units, all are within specification. Next I ran each unit in high stage heating mode and then auxiliary heat mode. I confirmed proper flow rate and heat of extraction for each unit and temperature rise across the air coil. All heat strips energized in auxiliary heat and the safety overheat devices are all operational. All units are operating normal. The only issue I noticed is that none of the 3 separate main electrical panels have any form of surge protection device installed. I recommend adding a whole house surge protector to each one of the 3 panels. The 2 for the main house and the 1 for the guest house.

Performed Inspection on both units. Replaced filters. Flushed out drains. Checked cleanliness of coils and blowers. Checked capacitors and contactors. Tightened electrical connections. Ran ac on both systems and let them satisfy thermostat. Units operating normal at this time.

Warranty call 09/11/19 On arrival set units to call for cooling checked the unit operating normal but the pan is full of water customer explained to me what happened checked the pump tested with water the pump is working normal checked electrical connections checked voltage and amps the electric receptacle is not gate any power checked all electrical wires also mean breaker I cannot find where is go to vacuum the water from the pan running another wire for drain pump for now temporarily. Reggie comes back out he knows where the wires run to. unit operating normal at this time no problem with unit or the pump. No payment collected is warranty.

On arrival found system has burn marks from installers while they were brazing .cleaned all burnt insulation also unit was locked on condensate 999 times .insulated drain sensor ,unit back on normal . Also dhw on 7 series was off ,I turned it on .units are operating normal at this time

Thermostat had no power. Located the unit on the roof and turned the power back on. The blower came on but the compressor and od fan didn’t come on. I found the refrigerant had 0 psi pressure. The unit is older and uses r22 refrigerant. A leak search would need to be performed to find the leak. If the leak is in a coil then the coil would need to be replaced. I recommend replacing the unit but wrote up an estimate for the office to finalize.

CAPACITOR REPAIR REWIRE THE WIRES AND TESTED ALSO DISPATCH FEE Service call on 08/22/19 On arrival set unit to call for cooling measured supply and return air temp measured voltage and amps inspected electrical connections checked drain checked air filter checked EWP AND LWP also checked pressure and temp unit running normal turn off everything tested compressor is good checked the voltage absorption system was well below spec so I suggested replacing now to avoid future problems that was the problem I explained what I checked and what l found for customer. I gave quote for compressor capacitor and rewire repair customer accepted replacing the compressor capacitor tested start up and unit began operating very smoothly without any hesitating or lag checked electrical connections checked voltage and amps measured supply and return air temp unit operating normal at this time. Collected $265 for capacitor repair and $89 for dispatch fee total $354 for Check #

Found the unit had stop working after power outage. Reset the circuit breakers and got line and control voltage back up. No display on the circuit board but the fuse is good. Called tech support to verify that the board is bad.

Upon arrival I was told front unit wasn’t cooling. Went to roof and found system not running, started to remove panels when unit cycled on then off again. Connected gauges to system and found unit was tripping high pressure switch. Switch is rated for 400psi open and 300psi close, this seems a little too low for 410a System. When unit starts it pushes 400psi then drops back down to 350psi. Need to replace switch with higher rated one.

Replace low pressure switch and belt on Goodman RTU. Installed the new belt. Was unable to install the new high pressure switch due to the new refrigerate fittings. Will need to return to install new switch tube. Cut out bad pressure switch. Brazed in a new tube. Pressure test circuit with nitrogen and checked for leaks. Removed the nitrogen charge and put the circuit into a vacuum. Charged unit with 13lbs of 410A refrigerate per name plate. Started unit and checked operation.

The owner started the unit. Unit ran on first stage at 63 degrees. Let the unit run for awhile and second stage came on. Discharge air dropped down to 50 degrees.

Unit is a RTU that requires a ladder to be set up. Upon my arrival It began to downpour and thunder and lightning. I let the customer know I was here and would wait to see if it blew over but it didn’t. I called the office to let them know. I was advised to close out the dispatch as they would reschedule.

Upon arrival I found upstairs unit not running. Went to AHU and blower off, thermostat calling for ac. Went to Cube in basement and found condensate lockout code 6. Recalled all previous faults and found board only flashing 6 time repeatedly, condensate fault. Went back to AHU and found condensate Line/pan empty. Restarted unit and checked operation of ac. Found no problems with unit. Shut off system after 20 minutes of run time and inspected drain cabinet. Found drain sensor in pan had shifted and a lot of condensation was dripping right on top of drain sensor. Sensor interrupts ground so any contact with water will shut off unit. Covered top of sensor so condensation doesn’t drip on it and moved back into place. Drain was just cleaned last month and is still clear, tested with water. Unit operating normal at this time.
