Fall pm on 112/06/19 On arrival set units to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain checked air filter and replaced checked EWP and LWP checked water temp checked unit #1 90+ furnace checked in put and out put temp also temp rise mad for 35-65 degrees I have DT 40.5 checked blower motor checked coil checked all other electrical connections also humidifier needs service I explained the customer customer needs to be serviced I take the old humidifier pad out cleaned the humidifier panel cleaned the drain line replaced the humidifier pad checked electrical wires checked electrical connections measured voltage and amps units tested units operating normal at this time. Recommended uv lights installation also wet switch and hole house or single surge protector installation to avoid future problems. Collected $156.00 for humidifier service on Check #599
Up on arrival installed capacitor 45-5uf. Ez trap. Quoted repairs was approved. Parts was payed in full . Tested unit unit operating good at this time.
Up on arrival performed fall maintenance. Tested unit for operation, tested thermostat for operation. Took delta T readings. Found poor p trap on the drain line, found weak voltage absorption. 40+5 +-6%
Water heater replacement power vent water heater. 50 gl. Tie onto existing connections.open balance due for green sky pass to be charged was approved for 7500.
Completed the spring maintenance. Checked wiring and connections. Checked drain pans. Checked drain pumps. Amped out motors and compressors. Replaced air filters. Checked thermostat and unit operation.

On arrival set both units to call for cooling. Measured return temperature, supply temperature, amps, and voltage. Measured EWP,LWP,EWT,LWT. Found both units low on water pressure. I pressurized both units to 70psi. Inspected electrical connections, contactor, replaced filter provided by customer, blower wheels are clean, and evaporator coils are clean. Cleaned condensate drain line as well as the condensate pan. Units are operating normal at this time.
ADJUSTED THE REFRIGERATE CHARGE ON THE NEW 5 TON SPLIT. PRESSURES ARE AT 110/225, SUPER HEAT AT 12.
I had to cut a hole in staff bathroom ceiling approximately 15x20 inches to access hidden junction box supplying power to the rooftop units. There is a total of 3 electrical junction boxes and 2 water shut off valves in the drywall ceiling. The entire suite is a 2x2 grid ceiling except for the bathroom. Not sure how that ever passed inspection during construction. I put the drywall pieces in the storage room right below the electrical panel. Call me if you have further questions. Thanks.

Recommended duct cleaning also Uv lights installation.
Installed 75 gallon hot water heater . ( removed old water heater and set new one . Installed new expansion tank while connecting water lines . Reconnected gas and checked for leaks . Lit pilot and checked operations)
Completed AC inspection on unit #2 which serves back area . Front lobby unit I changed filters and I confirmed that compressor is grounded and recommended replacement .
I installed the duct mounted pressure blow off damper and took multiple pictures of it and uploaded them to this file. I reset blower speeds to factory settings 3,6,8,10. I tested the operation of the damper. It pretty much opens when only one zone is calling but closes when both zones are calling. There had been several more high pressure faults, which I cleared. With this repair the unit does not overheat as it was doing previously.
Smaller zone duct size 8*12. Supply plenum 6*18. I completed a tasking sheet for the equipment in heating mode. When only one zone is calling for 2nd stage heating the unit can fault on high head pressure. I spoke with Denny about this and a blow out air damper will solve this problem. I took pictures and measurements of the supply duct and the smaller zone duct as well. The zone board has to log 10 minutes of rn time to engage 2nd stage operation. I set the flow rate correctly and confirmed heat of extraction above printed data. There were no high amperage draws on any device. Customer advised to give electric bill another cycle for accurate comparison. Other than the high head pressure issue which only happens occasionally the unit is operating normal.
Customer had issues with tp valve on water heater tested it and ran water down to allow burner to come on and turned burner up , to valve is not leaking and is operating properly , recommend replacing water heater itâ€™s almost 20 years old.
Checked water pressure to home is set at 50 psi relief valve installed on water heater had to be replaced
Replace prv and gate valve on main water service line
Replace 3/4 prv and install new ball valve on main water service line prv is bad causing relief valve to kick on
Have estimate to replace prv and water heater
Replaced filters in unit . Need to come back to complete maintenance , tech will need a 32â€™ ladder to access roof . Need to set ladder up outside coffee shop
