Yonas arrived when expected and took care of the service needs promptly and carefully. He had the filter I needed on the truck.
The unit was locked out because during the night it tried to run gas heating and the low pressure switch will not close. I switched it to heat pump only and also lowered the outdoor temperature to 0 to keep it from trying to bring on the gas furnace. I completed a parts order form and a customer follow up form as well. Customer has heat from geo unit and should be fine until the parts are replaced but it still needs to be addressed as quickly as possible. I put a note in the file for whoever returns to replace the pressure switches to increase heat pump lockout temperature to 15 degrees and switch thermostat back to system in control. Might need to lower upstairs lockout temperature to 15 degrees as well.

In the daylight there was only one leak and is was in the upper braze joint where the water pipe joins the coaxial loop. I was able to drain the water from the loop and clean the joint and braze it again going over the entire joint. I let the water back through and checked thoroughly for any water leaks and am happy to say that there are none. I packaged the unit back together the way I had found it. Once power was restored the unit began to operate fromthe thermostat. Unit operating normal.
Upon arrival found 3 top sink faucet to be running and not shutting off. Itâ€™s also not diverting properly either. Recommend replacing faucet. Also was advised about the lever drains not functioning. Found them to be free spinning and doesnâ€™t actually stop up the drains and one is stuck in the shut position. Recommend replacing all three of them.
Case # 461345. I called Mitsubishi Technical Support because the compressor makes a very loud aberrant noise and then stops operating. The control board flashed 2 blinks for over voltage. Tech support recommended to replace both the compressor and control board for this unit. The compressor is still under parts warranty but the board is not. Customer not happy with the unit and multiple service calls for this unit and wants to get an estimate to just replace it. I spoke with service manager because no one was currently in the office to schedule. I will have the office follow up with the customer tomorrow to schedule. The estimate is on file as well as a parts order form (estimate,) in the event the customer decides to replace the compressor and control board.

Up on arrival on 11/08/2019 Replaced inducer motor and fan blade, housing and assembly . Cycle the unit multiple time . Unit working good at this time.
Gas furnace in the basement of the Allnut House has a defective 2 speed inducer motor. The motor itself and the attached fan blade housing assembly need to be replaced. Since the low fire pressure switch does not close the furnace shuts down so I cannot check further operation but the blower is operating and the ignition module is good so replacing the inducer should get the system operational again. I completed a quote sheet and filled in a parts estimate form and submitted them to the office to finalize and search for the parts availability. Customer would like to have it fixed today if possible. I let the head CSR know of this request as well.
The air filter was recently replaced by the customer. Loop pressures are sufficient. I checked the electrical wiring and electrical systems including the auxiliary heat strips, all are within specification, except the compressor contactor is becoming pitted. It was replaced today. I retained the original to return to WF. I operated the unit on second stage heating mode and recorded 30+ degrees delta temperatures across the air coil. I calculated actual heat of extraction and it is well above the printed data. Unit operating normal. Recover refrigerant from Mitsubishi mini split. 4lbs of r410a refrigerant. Replace voltage distribution system WF Geo.
Up on arrival performed fall maintenance. Tested thermostat for operation, tested unit for operation, air filter was changed 1 month ago system operating normal
Fall pm 10/23/19 On arrival checked I sanded the flame rectification probe and checked burner arrangement the ignitor homes out to be in good condition checked all other electrical connections set the unit to call for heat measured supply and return air temp checked temp rise DT 65 made for 50-80 checked condenser coil checked electrical connections checked voltage and amps checked blower motor checked condenser drain and cleaned checked air filter and replaced unit tested unit operating normal at this time. Recommended Uv lights installation and single or hole house surge protector to avoid future problems.

Upon arrival we spoke with manager. She showed us indoor roof ladder. Went to roof and wrote down model and serial numbers as well as filter and belt sizes.

Recommended Uv lights installation for 3 units Collected $426.70 for Evapo
Fall pm On 09/30/19 On arrival set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked air filter and replaced checked condenser unit outdoor checked electrical connections checked compressor capacitor checked coil checked pressure and temp and they are ideal indicating zero leaks checked all other electrical connections unit tested unit operating normal at this time. Recommended duct cleaning and single or hole house surge protector. Also customer has problems with water air filter customer has model number and serial number but he is not finding any where. Customer needs fallow up.
Finished Heating Pm. Filters were replaced last visit. Inspected all heat exchangers. Inspected cleanliness of blowers and checked belt tension. Cleaned flame sensors and checked ignitor specs. Tested pilots and verified proper gas valve operation. Found 2 inducer motors vibrating, only needed to remove from mount and remount, unit vibration must have made them shift. Checked capacitors and contactors. Flushed out drains and poured bleach down per customer request. Called for heat and checked amperage and heat rise. Let systems satisfy thermostats. Put stats back to ac and checked operation of that as well. All units operating normal at this time.
Upon arrival I went to unit 2.2 and shut off power. Removed burner assembly from unit, then removed pilot assembly from burner. Replaced pilot assembly with new one. Mounted everything back into unit then tested pilot, adjusted set screw for correct height and watched burners light. Put all panels back on unit and ran heat to test. Normal amp draw, normal gas flow rate, normal heat rise. Unit operating normal.
Started Heating Pm but need to return to finish. Replaced all filters. Supply house didnâ€™t carry belts so we need to replace those when we return. Flushed out all drains and poured a little bleach in traps per customers request. Inspected evap coils, blower wheels, and heat exchangers. Need to return to test units and check heating components.
Upon arrival I spoke with customer and he informed me that he tested all units in heat and corporate unit 2.2 on 1st floor isnâ€™t heating. Opened up panels and found spark Igniter not lighting pilot. Can see the spark but no flame. Removed pilot tube from gas valve and verified gas is being sent to pilot. Removed burner assembly from unit then removed pilot assembly. Found pilot hood is rusty and not letting any gas flow through. Cleaned out with WD40 and blew out with nitrogen, then wiped clean. Reinstalled pilot assembly and burner assembly to unit, returned power and tested. Pilot is now lighting but hood is not letting enough gas out to have unit sense the flame, you can just barely see the flame. Removed assembly again and tried to clean but found the same results once I put everything back together. Need to replace Pilot Assembly. Called office and they said suppliers donâ€™t have any on the shelf and it needs to be ordered.
Cleaned out ez-trap drain on hvac unit.
Upon arrival I was told that previous company had diagnosed system and they would like us to do the same and give them recommendations. Went to roof and found circuit 1 ac running with 7 degree delta air temp. Shut down unit and found circuit low on R22, high Superheat and low subcooling. Need to pressurize with nitrogen to find leak, repair, then recharge. I can see oil near suction line Tee so we should start there. Put gauges on 2nd Circuit to find suction pressure dropping very low. Can feel temperature difference between pipes on filter drier. Need to replace filter drier and pressure test with nitrogen for leaks. I then inspected rest of unit and found heat exchanger cracked in several areas. Quoting customer to replace. Finally I found blower motor variable pitch pulley too far open, causing motor to overheat and not move as much air. Closed pulley to raise belt on shaft which lowered amperage and increased speed to normal rate. In total, customer needs leak search and repair do
