Replace the toilet but customer needs some time to figure things out. I gave her the quote of replacement of her toilet. If customer approves we will deduct evaluation fee from job.
Up on arrival for no heat call on 12/26/2019 found burned up contactor and locked out compressor. Customer requests estimate for new system.
Both Trane heat pumps were manufactured in 2004. The Nordyne heat pump was manufactured in 2014. I operated the Nordyne unit whose air handler is located in the closet of the back office on the lower level and took photos of the temperature rise across the coil in heat pump heating only, without auxiliary heat strips, and recorded 32 degrees. I went outside and applied my refrigerant gauges and found the system overcharged. I looked at the heating check chart and removed 10oz of r410a to bring the pressures down to 100-105 & 405-410, from 120 & 475. Unit operating normal. No leaks are evident at all. In fact like stated above the system was slightly overcharged. I called the technician who was here previously and they said they did not add any refrigerant and cannot account for misdiagnosing the system. I called senior technician and let them know my findings and that I was going to recover some of the charge to prevent the system from turning off on high pressure.
Tuneup special on 11/08/ 19 On arrival I sanded the flame rectification probe and checked burner arrangement burner needs to be replaced is rusted the ignitor homes out to be in good condition checked heat exchanger checked all other electrical connections set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked filter and replaced checked blower motor checked blower motor capacitor all other electrical connections checked temp rise DT 65 made for 40-70 unit tested unit operating normal at this time. Recommended Burner replacement also DUCT Cleaning also and Ez trap installation to avoid future problems.
Arrived onsite to inspect units for fall season maintenance. Inspected all unit in heat test mode. Checked heat pumps outdoor condensors for proper defrosting. Found unit 1 to have low charge. Needs leak check and seal.

When I arrived I checked system out and saw dealt T 60* and return 77* I then put my gauges on the outside unit to see what my temperature was reading. This unit is low 1lbs. On 410A
Remove existing r22 refrigerant, replace valve stems and install tamper proof caps, vacuum system and charge with up to 6lbs r427a refrigerant (r22 substitution refrigerant). Unit operating with 6-8 degrees superheat and normal refrigerant pressures. I marked the unit with a r427a label. I confirmed 20+ degree delta temperatures across the evaporator coil. I had already checked the outdoor units voltage absorption system to make sure it was at full value. Unit operating normal. I had to include the dispatch fee in the repair so that the customer could have the repair made today. I put it in the invoice but zeroed our the amount. I had tried calling the office but since I was after hours I could not reach a CSR.
On arrival found system cooling properly. Indoor unitâ€™s electrical components operating to spec. Only concerns with indoor unit are cleanliness of ductwork and blower motor, attached estimates to preform cleanings. Upon inspecting outdoor unit, found unit operating properly except for compressor run capacitor and found condenser coil dirty with dust caked on in spots. Recommended replacing capacitor and cleaning coil and customer approved repairs. Replaced capacitor today, tested system and amp draws, all normal. However, need to reschedule return visit for coil. Customer will not be home for return visit, tech will be able to enter through back gate and have access to outdoor unit for cleaning. Coil cleaning paid for in full today and taken as â€œdeposit for partsâ€.
REPAIRED THE DRAIN LINE AND REMOVED THE BLOCKAGE. CHEMICAL CLEANED THE CONDENSER COIL. TXV WILL BE ORDERED AND INSTALLED. CUSTOMER PAID THE 199.00 FEE IN CASH.
Upon further inspection determined previous diagnosis incorrect, found actual source of corrosion that is causing clogs to be coil housing. Preformed deep cleaning on coil and scrubbed housing to remove corrosion. Current condition of coil is free of flaking corrosion and scrapped clean pan where rust had blocked flow in pan. Also, installed ez trap and tested operation, system operation normal. Office to refund difference between previous deposit for work and current total, difference determined to be $193.37
On arrival found system low on refrigerant.customer declined leak search and repair,and approved recharge only .recharge system with 2 lbs of 410a .tested system .unit operating normal at this time but no warranty .
On arrival found system at about 5 psi .system has a leak (r22) .custmer declined repair .unit is in bad shape .better to replace system .
Upon arrival system cooling properly. Condensate line was clogged with large piece of rust. Cleaned and flushed lines. Condensate pan is rusted and losing larger pieces into condensate drain. Customer approved replacing condensate pan and installing ez trap. Ez trap to be installed after pan. Dust work and furnace also dirty and in need of cleaning. Customer also agreed to service membership.

Plus it lower energy consumption i gave quote for customer accepted replacing the contractor also the capacitor with hard start kit i wired the same as before. I tested start up and unit began operating very smoothly without any hesitating or lag also I cleaned the outdoor unit. unit operating normal at this time. Upon arrival I went to unit and verified power was off. Used recovery machine to remove refrigerant from system. Once removed I put nitrogen on circuit and cleared pipes. Once cleared I removed compressor and filter drier from system. Installed new filter drier and compressor. Leak checked at 400psi of nitrogen. No leaks found, held for 20 minutes. Removed nitrogen from system and ran vacuum pump for 30 minutes. While vacuuming I replaced dual run capacitor and contactor. Then I installed Hard Start Kit for Compressor (easier startup, helps compressor last longer). Once installed and system vacuumed down to 500micron I held for another 15 minutes. Added factory charge and started AC. Wrote total charge, Superheat, and subcool values on inside of HeatPump Panel for future reference. Unit is operating normal at this time.
On arrival found system has a leak, also found evaporator coil has frost. Can not add freon .unit not operating normal.

The filter was pretty clean, blower wheel and coil were clean with minimal surface dust. I could not check the drain line because it has no access point. I checked the electrical wiring and electrical systems, the condenser unit has a badly burnt voltage distribution system, which should be replaced. The outdoor fan motor does not operate and if it is replaced a new fan blade will be needed also, because the existing one will definitely not come off the motor shaft. Since the outdoor fan did not operate I could not fully operate the unit in cooling. I did put my refrigerant gauges on and manually pushed in the voltage distribution system and the compressor does operate and pump the refrigerant. The unit is much older and the data plate is missing, but it definitely uses r22 refrigerant. Since I could not leave running in cooling I could not verify refrigerant levels. Upon arrival I started ac pm by cleaning condenser coils. Flushed out drains. Replaced all filters. Inspected indoor coils and blower wheels for cleanliness. Checked capacitors and contactors. Tightened electrical connections. Ran ac on all units. Checked amp draw of compressors, od fans, and blowers. Measured delta air temps at all coils. Let Units satisfy thermostats. Customer complaint of no ac on first floor. Found capacitor wires had shorted together and caused breaker to trip. Repaired wires and returned power to unit. Breaker tripped right away. Ohmed out od fan motor and compressor to find compressor is grounded. Quoting customer to replace compressor. Also quoting to replace capacitor and contactor on same unit.
Found that our discharge line off of the condensate pump was leaking where we connected it using copper and hose clamps . Also the discharge line was 1/4â€ . I removed old discharge line and ran new 1/2 vinyl tubing , which removed all couplings in the line and made it the correct size . Also inspector noticed rusty water in hot water heater drain pan . That water came from the discharge line of the condensate pump . It would spray when it would come on .

Replace the pressure switch. The inducer was pulling .93 iwc. Watch was rated for .65 but would not close. I tested the switch multiple times to confirm that the switch was faulty. I replaced the switch and cycled the unit multiple times. Unit operating normal. Customer signed up for service membership.
