Performed inspection on all heating units. Replaced all filters. All belts in good condition, didn’t need to replace. Inspected cleanliness of blowers, Evap coils. Flushed out drains. Checked capacitors and contactors. Tightened electrical connections. Tested heat on all units. Checked operation. Quoting customer to replace RTU 1 Inducer Assembly with transition, Inducer grinding, transition very rusty. Kitchen sink clogged will have to disconnect the trap and drain clean on line. The row home connected to the back of customers house has there drain line also tied in the same drain line system and the line is only a 2” line for both sinks. You can’t have two houses draining on one single 2” line. It’s also catching both sinks in the upstairs as well.

On arrival found out door unit was off ,restored power back on and set unit to call for heat .checked system pressures.found head pressure at 400 and climbing .removed indoor filter and pressure went down to 200 psi ,installed new clean filter and added .5 lbs to get to pressure to manufacture specs .unit operating normal at 108 low side and 311 head . I replaced the txv and filter drier. Unit stopped accepting charge at 7lb of 11lb+ system. I ran it in heating mode and was going to finish charging it but the head pressure began rising again to 600psi. I removed 2lbs of refrigerant just to see what the effect would be and still the head pressure increases to the point it cuts off. I tried calling Amana tech support but they are closed today. I called Colin several times and explained what I had initially found and what was occurring today. A senior technician will return Thursday to finish diagnosis. It’s probable that the compressor is not working properly. The pressures are off in heating and cooling with only about 5lbs of 11lb+ system. I explained this to the customer. Unit not operating normal.

Outdoor unit not running on pressure trips. I reset it and within a minute and a half of turning on it climbs to high head pressure. The heating txv is stuck and needs to be replaced. I completed a parts order form and a customer follow up form. I turned power off to the outdoor unit and set the thermostat to emergency heat. I called senior technician while onsite.

Completed the rest of the heating pm. Quoting to replace unit 1 Inducer Assembly (grinding) and flame sensor on Hanging Heater 3 in shipping area. Found fault codes 147 and 150 on unit 2 and code 89 on unit 4. Was informed by office that units are operating normal from BAS system and they don’t want me to look into faults any further.

Upon arrival I was told that tankless water heater wasn’t working. Found unit cycles on but won’t start heating. Went into sensor info and found 0.0gpm of water flow. Shut off water valves and removed cold water inlet filter screen, completely clogged. Used brush and hot water to clean out entirely. Returned filter screen into system then opened up valves and restarted heater. Tankless Heater now moving 4.0gpm and started heating normally. Let it run for some time to make sure gpm didn’t fall. Unit operating normal. Showed customer on site how to clean filter screen to prevent unit from not heating again.

I switched over to EAC per the customers request. They had all the elements cleaned. I checked the electrical wiring and electrical systems, including the auxiliary heat strips, all are within specification. I operated the unit on heating mode and recorded 24-25 degrees temperature rise across the air coil. I cycled defrost from the outdoor unit. Unit operating normal.

Arrived onsite to inspect units and complete media transfer restoration. Washed all coils with washer and verified proper air flow. Took top off unit and cleared inside of coils. Found unit 2 to have low charge and need a leak check and seal. Unit is 12 years old and needs a replacement. I told customer issues and he is waiting for the home owner to decide if they want to have a free comfort consultant come by he will contact and let us know.

Service call on arrival customer explained to me what happened. Customer she see some condensation from flue pipe which we was fixed on April water leaks out from pvc pipe connections. Checked the pipe is water in the connection we have to come back cut the pipe and fixed again I ordered the parts what we need for this job. No payment collected is under warranty

It seems as if the Nest thermostat was pre set to max comfort, which brought auxiliary heat on immediately. I set to max savings and it began heating in heat pump mode with 25+ degrees temperature rise. I called senior technician and was given approval to warranty as a courtesy to the customer because the thermostat was pre set that way. Unit operating normal. Thermostat not connecting to WiFi. Customer to call Fios to check password because the Nest can find the network and had been connected a month or two ago.

High voltage wiring melted together inside the air handler and tripped the breaker. I cut out burnt wires and used a terminal block to isolate and secure the wiring inside the air handler. The unit was also slightly undercharged. I added just under a pound of refrigerant to bring the pressures to match data plate, 130/375, with 30+ degrees temperature rise across the air coil. Unit operating normal. I called senior service technician to confirm warranty status. I uploaded pictures of the wires to this dispatch.

On arrival remove old pc board and install the replacement pc board. I checked all electrical wire to make sure. Everything is hooked up correctly. Called for heating Unit went into s 20min delay. And then ran normally. Customer paid balance and signed but refuse to sign the last signature. Because of system flashing multiple communication lights. Green, blue, red, yellow. I ran unit in cooling mode. I checked electrical wiring and system. I cleaned condensation drain line and trap. It was a lot of sludge in the lines. Unit has a hard start kit already installed unit is operating at normal capacity this equipment is eight years old. I recommended to customer to get indoor outdoor coils clean. Due to sludge buildup in condensation drain also did a courtesy check of hot water heater no corrosion no signs of leaking everything is good. When I arrived I turned thermostat on to call for cooling. So I can pump down system Freon back into Compressor so I can get ready to remove coil to remove drip pan from coil. When I arrived I checked furnace and and I noticed water dripping on the floor I remove cover saw that the coils is dirty and need to be clean I noticed the condensation pump was not working recommended to the customer options on a new condensation pump I also gave options of getting coils clean presented everything to the customer. And he sign for new condensation pump installation also customer sign for coils to be clean as I started to clean coils I noticed two cracks in condensation drain pan. I presented this to the customer right away gave Alex a call to get information on ordering a new drain pan percent pricing to customer. customer paid half down on condensation pan customer wants pan install tomorrow morning. Part has been ordered for customer to be installed next day.

Upon arrival I cut 2inch pvc flue out that was connected to furnace. Cut open intake hole from top of furnace. Connected 3inch pvc pipe to coupling, then 2ft of 3inch pipe, then 3x2inch reducer and connected 3inch pvc to furnace flue adapter. Screwed intake adapter to top of furnace. Then piped in 2inch coupling to 3ft of 2inch pvc and connected to furnace intake adapter. Used high temp silicone around intake while all pvc was primed and glued. Tested operation.

PRESSURE NITROGEN AND CLEANED UP Service call on 08/22/19 On arrival water is dripping out from the Evaporator coil cabinet also water in garage floor I open the Evaporator coil cabinet checked the Evaporator pan is full of water the drain line is clogged I checked all drain connections some of them loose behind the house also the drain line is to long I gave quote for customer to clean drain line pressure the drain line attached the loose pipe connections customer accepted the quote pressure nitrogen connect the drain line tested with water is moving out normal checked electrical connections checked voltage and amps checked air filter measured supply and return air temp checked condenser unit outdoor checked electrical connections checked compressor capacitor checked coil measured pressure and temp and they are ideal indicating zero leaks unit operating normal at this time. Upon arrival I was told that unit wasn’t running at all. During diagnostics I found system locked out on RPM/Airflow fault. Found lockout condition doesn’t send voltage so I couldn’t diagnose without resetting system. Once system reset, blower motor came on and was running at fan only speed. Waited until compressor delay was off then ran ac, fan increased speed and then again for 2nd stage. Measured delta air temps and checked every register. Found no airflow restrictions, filter and coil are clean. Checked return and supplies and found no issues. Delta air temp at Evap coil is 24 degrees. Suspecting intermittent faults with blower motor, quoting customer to replace. Customer declined at this time, will monitor the system and let us know.

08/09/19 On arrival turn off the unit from disconnect box recover the refrigerant take out old compressor put new compressor breeze it tested with nitrogen no leaks vacuum the unit to 550 microns no leaks recharging the unit with 410A 8lbs and 10 oz tested start up checked electrical connections checked voltage and amps measured supply and return air temp measured subcooling and superheat unit operating normal at this time. I checked in and out with store manager and BAS. I went on the roof and found a leg of the power had voltage but it was dropping voltage. I removed the cover to the disconnect panel and found where the disconnect had burnt. I turned power off, even though the phase monitor was keeping the unit from operating. I took a picture of the part. I made a part estimate form and a quote sheet. I looked the part up with the numbers provided and it is easy to find. The office needs to finalize the quote ASAP and submit to corporate for approval. RTU #2 is not operational.

Collected $89 dispatch fee and customer sign new service agreement he paid the full amount for 1 yer $199.92 also 1,311.08 for deposit for compressor repair total 1,60

Upon my arrival I noticed the house has 3 zones. I checked the operation of the zone damper on zone 3, the one in question. I found proper air flow out of one vent in each room, and realized that the other floor vent in each room was a return air duct as there was no air pushing out. I also confirmed this with a visual inspection. The package unit was cooling with 20+ degree delta temperatures across the evaporator coils. Customer replaces the filter normally. I checked the electrical wiring and electrical systems, for potential problems and found the run capacitor was 35% depleted and that the ground loop needed pressure. Customer signed up for service membership, but I did not do a maintenance but I did pressurize the ground loop to 65psi. I replaced the 45uf run capacitor and tested the unit again. Unit operating normal. Customer has the 2 maintenances to schedule. Customer wanted to put the membership payment on a separate card so I have that information on the paperwork to turn

Upon arrival I spoke with Manager Mark and he informed me that back office area was hot the other day but system was reset and has been operating normally since. Called Property Management company and spoke with Vanessa, I checked in with her and she transferred me to Phillip with the BAS system. Per Phillip, RTU 8 was the unit with problems the other day but is currently satisfied. He overrode the unit and called for ac. We checked operation and found no problems. He then asked me to find remote indoor sensor and checked temperature. Found indoor temp at sensor reading 69.6 degrees, setpoint for 70 and unit currently at 70. Phillip said all other units are either satisfied or close to satisfying. He told me to inform manager that unit is operating normal and for him to call back if indoor temp rises again.

Upon arrival found auxiliary pan completely rusted out and leaking water through roof, drain lines do not have downward slope and have hard 90s instead of a trap, quoted customer for total rehab of condensate system. AC system is at least 15 years old. Advised customer think about new system instead of costly repair to replace system. Wants to talk to salesman about pricing.

I replaced the electronic expansion valve and bi flow filter drier. I pressurized the system to 250psi and let hold that pressure for ten minutes. I then used that nitrogen to flush the lineset from high to low. I installed all new valve stems and then pulled the system into <500 micron vacuum and charged to factory specification with new r410a refrigerant, 8lb 4oz. I tested the units operation. Normal refrigerant pressures and 20+ degree delta temperatures across the evaporator coil. Customer paid balance of the repair.
