Upon arrival I was told that left side of building was 67 this morning, now it is up to temp but they suspect an issue with heat. Went to attic space and found Reznor 2 pilot not lit, unit calling for heat, not heating because pilot isn’t lit. Drove to store to get extension lighter to relight pilot. Returned and lit pilot, stayed lit so I called for heat. Checked operation of furnace and verified pilot stayed lit after satisfying. Unit operating normal at this time.

I witnessed the unit have a call for heat and the Reznor unit fire up but the blower wouldn’t operate. This would cause the limit switch to open. I found the transformer inside the air handler was set to 240v but the incoming line voltage is 208v. I spoke with Colin regarding this issue and once the transformer was changed the blower and furnace began operating simultaneously. Unit operating normal.

Up on arrival performed commercial operational inspection on 11/18/2019. Checked all thermostat, checked all units. Changed all filters and belts . Took delta T. Checked all systems for operation . All systems operating normal at this time.

Switching relay in Reznor unit was faulty. It would not energize some times and would not open others causing the upper draft limit switch to open because the Reznor unit would continue operating after the call for Heat ended. I replaced the relay with a type 91 relay to get them up and running. Materials: 1) Type 91 relay, (CPM 20); 1) Expendable supplies & the time I was onsite to diagnose and make the repairs.

Up on arrival performed fall maintenance on 11/12/2019. Checked thermostat for operation, checked unit for operation. Took readings of electrical components, took delta T . Checked air filter - air filter is clean. Checked drain lines. Unit working good at this time.

Arrived onsite found units tripped of on heat safety switch inspected unit and found exhaust vent to have cracks in it on the roof. I believe leak coming back through the exhaust. Exhaust need to be patched with sealant .reset system and inspected in heat test mode found unit to be running properly.

I vacuumed out both units EAC prefilter. I checked the electrical wiring and electrical systems, all are within specification including auxiliary heat strips. I operated the units on second stage heating mode and recorded 20-25 degree temperature rise across the air coil. I calculated heat of extraction for each unit. Unit #2 had a little lower heat of extraction but it has a very long refrigerant lineset and by the time I got up to the air handler the temperature rise was 23 degrees which is normal. Loop pressures are within range. Both units are operating normal. Unit #1 has a scaled up steam canister. Customer paid half $116.50. We need to return to replace it once it has been ordered.

I replaced the air filters with ones provided by the customer. It looks like they need to pick up more 20*25*1 and 14*14*1 filters. I checked the electrical wiring and electrical systems, all are within specification including auxiliary heat strips. Unit #2 has a Supco hard start for the compressor. Unit #1 needs a motor start kit but Supreme Air has to install ones that are WF compliant. I sent an estimate for installation of Intellistart for #1. I pressurized the ground loop to 65psi after recording flow rates and heat of extraction. Both units have normal temperature rise in second stage heating mode. I copied Colin’s estimate regarding zone dampers for unit #2 as this is still an ongoing problem.

Up on arrival performed operational inspection. Changed all filters ( 8- 20x22x1, 1 - 20x22x1 ). Found condenser unit # 2 got weak capacitor recommend to replace it. Checked all units for operation. All units working good at this time

Performed inspection on both systems. Replaced all filters and checked airflow. Coils and blowers clean. Checked drains and found them to be clear. Both units were cooling so I measured amp draw of compressors, od fans, and blowers, measured delta air temps at both coils. Continued to run until thermostats satisfied. Units operating normal at this time and no complaints from customer.

Was asked by office to rediagnose system because I has been some time since we diagnosed. During diagnostics I found high Superheat and high subcooling. Removed sensing bulb and found no change in pressure. Txv needs to be replaced. Replaced TXV, started by recovering refrigerant. Once refrigerant was out I removed old txv and replaced with new. Installed new filter drier then pressure test for leaks, none found. Pulled system into vacuum and held. Added factory charge then balanced with subcooling. Do not have exact weight, had to remove a little bit because I slightly overcharged it. Subcooling at 10, delta air temp at 20. Normal amp draw, normal operation.

Customer not home, family members let me in. Upon arrival I was told that master bedroom wasn’t getting much airflow. During diagnostics I found 2 zone system for top floor. Top floor on main House is a zone and room above garage is another zone. Top floor zone has 2 damper actuators that open and close when called for. I found that both master and kids bedroom damper actuators are sticking closed and not always reopening. Damper actuator for zone above garage is working normally but I’ve seen multiple problems with the gears stripping on these damper actuators over time so I’m quoting customer to replace all 3 at once. I also noticed filters were pretty dirty so I replaced them with customer provided filters. Damper configuration as follows, all M847D1004(2) damper actuators. 8x10 duct and actuator on 8 for garage bedroom, 10x13 duct and actuator on 10 for master bedroom, 10x13 duct and actuator on 10 for kids bedrooms.

Found secondary drain pan with water in it making the safety switch to shut the compressor off. Removed the water from the pan and the switch closed. Found the air filter clogged and replace it. Came out to the condenser unit and found everything running. Checked the refrigerate charge and found the pressures at 100/350. Added a pound of 410A to the circuit and pressures went up to 110/375. I replaced the faulty control board and tested the unit. Unit operating normal. Customer paid the remaining balance $438. Please look into why the ticket states more money is owed. Looking at Yonas’s notes and wha5 the customer stated, the repair should be paid in full.

Service call on 05/21/19 On arrival set unit to call for cooling the unit is running but is blowing hot air checked electrical connections checked voltage and amps I found the contactor is burnt I gave quote for customer accepted replacing the contactor tested still is not pulling in checked all safety jumped out contactor still is not pulling in I call water furnace technician support I checked everything with them we found out the circuit board is bad I explained the customer what happened I gave quote for customer for circuit board accepted I ordered the parts we have to come back to finish the job unit is not operating normal at this time. Collected half of the job balance $473.80 on CC on file we collected the rest of the balance when we finish the job. Also I case # for the board the number is #487436.

Customer showed me which valve was to be replaced. I drained down the hot water tanks and turned them off. I cut out leaking valve, sanded and cleaned pipe thoroughly. I used 1/2” press fit ball valve annd pro press to seat the valve in place. Turned the water back on, let air get out of the pipes before turning #1 hot water heater back on, #2 was off when I arrived. I checked for leaks at the new fitting and elsewhere. No leaks found. I operated the geo unit and purged air ou5 of the pump.

I operated the unit on cooling mode and measured 20+ degree delta temperature across the evaporator coil. Evaporator coil is very clean. I cleaned the condensate pan and drain lines and flushed with hot water. I checked the electrical wiring and electrical systems, all are within specification. Unit operating normal. I gave the customer a price to move the thermostat wire 4 feet over on the same wall. I used a lower price code but customer had been told by a contractor that it was very simple to do and could be done for $40. I explained all that would be involved and that it would take about an hour to do. Customer not going to relocate the thermostat at this time.

I cleaned the condensate pans and drain lines and flushed with hot water. I checked the electrical wiring and electrical systems, all are within specification except for the voltage absorption system for unit #1. I replaced it with same rating run capacitor. Both units have 20+ degree delta temperatures across the coils. I confirmed proper flow rate and heat of rejection and pressurized the ground loop to 65 psi. Unit #1 would not go into cooling mode at first due to some electrical interference in the wire harness caused by the True Steam wiring. I remade the wiring connections and it began cycling. Both units are operating normal.
