I did the maintenance on the equipment here. I replaced the air filters with ones provided by the customer for #3 and #4. I checked the electrical wiring and electrical systems, all are within specification except for the voltage absorption system for #4, which was subsequently replaced. I calculated heat of extraction for all geos and thoroughly checked #1 and #2 because the customer had concerns about multiple times the units stop heating with no fault codes displayed. After several phone calls with WF it was decided that the only cause of this is that the control board stops sending voltage to the compressor contactor. I filled out a parts order form and the customer paid $250 & $250 as a deposit. The boards will be ordered from WF. I pressurized the ground loops. Temperature rise for #3 and #4 is very good but auxiliary heat also works. Units are operating normal.
Replaced chilled/hot water coil for the unit on third floor of the barn. Reinsulated. Purged air out of system. Verified water flow and air temps. Unit operating normal. Customer left before finishing so I didnâ€™t get a signature, wrote â€œleft site.â€ Was given verbal approval to run card on file when finished.
Upon arrival I found boiler system running but cold water not circulatin back from water coil. Found air in system caused from leaking coil above workshop. This is the only ac coil customer has so he does not have ac until System is repaired. Spoke to Alex about this and he asked me to get dimensions because there isnâ€™t a data plate on coil. Uploaded info onto form. Shut off system until repairs are made. Continued with pm and found no additional problems on boiler systems. Went to house and perform pm on split geo systems. Replaced both filters. Flushed out drains. Checked cleanliness of coils and blowers. Checked capacitors and contactors. Ran ac. Checked amp draw of compressors, loop pumps, and blowers. Measured delta air temps as well as delta loop pressures and temps. Both units in main house operating normal.
Upon arrival I started by finding conduit pipe where thermostat wire is going to be fed. Then I checked wiring on AHU and at relay downstairs. Found Red and Yellow connected to R on AHU, removed Yellow wire. Ran thermostat wire to junction then fed wire thru conduit to bottom thermostat base. Mounted new thermostat base over radiant heating thermostat and installed new thermostat. Connected wires and checked all wiring before powering up. Returned power to system and checked operation. Cycled ac on multiple times and confirmed that Upstairs Pump and Fan turn on when called, then shut down when satisfied. Showed customer how to use thermostat and gave him user manual so he can program temperature settings. Unit operating normal. Also collected check from customer.
On arrival found basement and shed not operating.found pump not circulating,found thermostat not calling. Spoke to tech support and recommended using Utc tool to check the system .i recommended replacing upnoor system with regular zone control .
The larger of the boilers indicated it was heating but the compressor was not operating. Water in the storage tank was 64 degrees. I turned power off to both units and the controls and checked the electrical wiring. All components were within specification. I restarted the units and they began to heat. I called tech support several times. The best idea as to why the systems had not been heating the past week is that perhaps the set point was too high at 120 and the compressor had overheated and overloaded. I lowered both set po8nts to 110. The units cycled on and off normally for the remainder of the time I was there. I checked the units in the house and replaced the filters. I pressurized the ground loops. All units are operating normal.
