I spoke to Shelton Cartwright from Water Furnace. My neighbor is getting a Water Furnace geothermal system in his new house from Bay Heating and Cooling in Annapolis. We will use them for our future service needs. Alex refused my phone calls about the problems we have been experiencing about not coming to our home for prescheduled appointments. Go to hell!!!

Inspected heat pump unit found bad blower moter. Blower locking up needs replacement. Customer is going to review price and see if they want to replace. They will contact office if they want us to replace.
It’s a heat pump without auxiliary heat strips. I replaced the transformer in the attic and the thermostat the customer had bought worked in cooling but not heating. I installed Honeywell T4 thermostat and tested the unit. Unit heating with 30 degrees temperature rise. Unit operates normal. There is thermostat wire for a heat kit and a 60amp breaker. I quoted installation of 10KW heat kit. Customer asked to have estimate emailed. Customer paid with a check which was mobile deposited.

I replaced the air filters with ones provided by the customer. I pressurized the ground loop to 65psi. I checked the electrical wiring and electrical systems, including the auxiliary heat strips, all are within specification. Unit #2 has normal temperature rise and heat of extraction but unit #1, the 2 ton split system has low heat of extraction and temperature rise. I switched it to cooling just to rule out a stuck heating txv but the delta was low in cooling mode as well. Refrigerant leak suspected. I went over options and process with the customer. Customers return home mid November and will schedule a leak search then. I will put in for the office to follow up.

Job is complete we replaced the water heater and added a expansion tank with new pan also. We also replaced the dual check valve with atmospheric vent and comboed with a prv for main boiler system. Bled all air from everything I could bleed. No leaks and already before departure hot water was coming from faucet.
Prv (pressure reducing valve) valve on boiler system had ilregular pressure is coming into boiler now because the prv is not working correctly so it’s purging itself onto the floor. After replacing valve this will fix the problem of the link. Replace prv on boiler on replace water heater with a new expansion tank and pan for a 50 gl electric.

Recommended duct needs to be cleaned.
paying outstanding balance for service agreement.
On arrival found Return air temp: 68 supply air temp: 46. System is cooling efficiently, suspect cause for temperature fluctuation is downstairs has no input on thermostat, suggest possible solution is to rework ductwork to make house multi zoned to regulate basement temp independently. Think lack of shade and possible insulation issues could be source of excess heat gain on house since unit is cooling so efficiently. Was asked to check evaporator coil, found slight bacterial growth but don’t think enough to effect health of system. Would recommend coil cleaning if customer has health issues and would like it to be spotless. Coil would have to be removed for coil cleaning. Another option to help with bacteria in air would be uv light installation.
