Up on arrival disconnect the power to the system. Recover all the old refrigerant. Sweat old compressor out , braze new compressor in . Put nitrogen in the system to check if it holds pressure. released all nitrogen from the system. Pulled vacuum on the system up to 400 microns. Changed main inverted board in system. Weighted refrigerant ( 410A ) 17.9 lbs . Tested system. System operating normal at this time.

Replace voltage absorption system. I replaced the 55uf run capacitor for the unit. There is actually a separate issue that this system has always had and that is that there is no priority system in place. So the customer had accidentally turned the forced air thermostat to heat and this threw the system into chaos and it would run and minute and turn off. The compressor was actually running despite having a null value run capacitor because we had installed Intellistart on this unit. So customer declined having someone come and give a quote for converting home made controls into a proper priority system. I took pictures of the controls just to have them on file. If the customer wants to use the heat as a furnace then all the radiant floor thermostats need to be off or set so low that they will not call for heat. If the customer wants the unit to heat using radiant heat then they need to leave the forced air thermostat off.

On arrival found system locked on different codes ,62.67,77,95,97,98.. found outdoor compressor not coming on ,tested it to ground and showed resistance.also spoke with tech support and recommended replacing compressor and also inverter too ..unit is running on aux heat at this time Customer paid half . Upon arrival customer explained that they had master bedroom extended, some vents added, and some vents extended. Now they aren’t seeing the same performance from geo system and are having temperature differences on both sides of top floor. Pm was done a few weeks ago and fan speeds were changed. Went to geo and tested operation. Found no issues with system so I checked airflow settings. Increased airflow by 1 speed on each side and tested operations again. Unit is operating in normal range and has 25 degree delta so I went to each register on top floor and adjusted airflow so they match each other. Since master bedroom is where changes were made I started with register furthest away and found it not to be blowing much because register by the door was blowing most out. Adjusted registers closest to the door to push more air further away towards windows. Walked around with customer after adjustments and they are satisfied with changes.

Upon arrival customer explained that same unit, #2, faulted out this morning. Went to system and found fp1 fault but system reset itself and is currently running in heat mode. EWT 50.5 LWT 46.0, extraction rate at 4.5 degrees, manufacture wants 4-7 degrees. Superheat 6, Subcool 11, Suction 116psi, Discharge 340psi. Unit operating normally in max stage. Ran system at lowest speed and found pressure drop was too low, 1.5psi. Increased vs low speed to 50% to get the 3psi drop. Continued to run system and checked parameters, normal operation. Ran unit in speed 6, middle speed, and checked parameters, no adjustments needed. Finally ran unit in max stage again and found normal operation. Checked operation of packaged geo unit #1 and made similar adjustments because units are the same size and use the same loop. EWT 50.3, LWT 45.4, Suction 116psi, Discharge 338psi, Superheat 6, Subcool 10. In conclusion, the variable speed “low or minimum” speed was at 20% which created only a 1.5psi dr

Replaced fp1 sensor. Tested operation. Ran pump by itself to verify water flow. Then ran heat and checked heat extraction. Unit operating normal. Customer asked me to check on other packaged geo unit. Found flow rate a little too slow, extracting too much heat from the ground too fast. Continued to test both systems and units are operating normal.

Replace 40 gal AO smith WH. After I arrived and removed old water heater found the area to small for the new will return in the morning with a hvac tech to help install why since return duct is in the way. Payment was processed so all we need to do is finish installation and test function of water heater and Any possible leaks on solder joints.

Up on arrival performed fall maintenance on/11/20/2019. Tested all thermostat for operation, tested all systems for operation. Took readings on all electrical components. Took delta T , P . Checked drain lines. Changed all air filters. All systems operating normal at this time.

E5 error lockout. FP1 sensor for the loop coaxial coil is flaky and reading incorrectly at times. The loop is no where near 15 degrees but the unit shuts off because the sensor will report that it is. <15 degrees. Right side unit. Thermostat for this unit is near the kitchen. I completed a parts order form. The office will contact the customer to schedule return trip to make the repairs.

Unit #1 was leaking out of the edge of the braze I laid down. I’m unsure how it happened because it was pressure tested with soap bubbles and pulled into a vacuum. Regardless I laid down an extremely thick layer of brazing that held 400psi of dry nitrogen and checked with soap bubbles again. I also took a picture of the repaired piece of pipe just so it’s documented. At this time there are no other leaks in the system and I charged with r427a refrigerant to 4lbs and tested the unit. As before the unit is operating normal. There is only one pump on this unit which is 4 tons, there should be 2 pumps. I looked to see if one could be added but see no way to do this. I called senior technician to let them know it was my fault and a warranty call.

I replaced all the air filters with ones provided by the customer. I pressurized the ground loop to 65psi. I checked the electrical wiring and electrical systems, including the auxiliary heat strips, all are within specification. I operated the units on second stage heating mode and recorded 25+ degrees temperature rise across the air coils. I calculated and recorded actual heat of extraction for each unit. All units are operating normal.

I replaced the air filters in units #1 & #3. I pressurized the ground loop to 65psi. I checked the electrical wiring and electrical systems, all are within specification. I set flow rate on the geos to 11.5gpm and calculated heat of extraction. Temperature rise is normal on all units. Auxiliary heat strips energize in sequence on all units with safety devices intact. Unit #3’s coil is starting to get some bacterial growth and a Uv light would eliminate it and prevent future growth. Also all units need to have EZ Traps installed to prevent flooding. The humidifier drains can be piped after the EZ Trap so that it would be protected in heating and cooling seasons.

Unit #1 was not operating due to a low pressure fault and auxiliary heat was not working. I used electronic leak detector to find the leak on the high pressure side service valve, in the tubing, where a stress fracture formed. I brazed it with heavy brazing and flushed with dry nitrogen and pressurized the system to 300psi. There are no other leaks and the leak was fixed. I pulled into a <500 micron vacuum and charged with r427a refrigerant and marked the unit as such. I replaced the auxiliary heat voltage distribution system so that the customer has the ability to use it if a problem occurred with the geo heat pump heating. I checked the capacitor and it is within specification and all other electrical is in good condition. Unit operating normal.

Inspected electrical connections, voltage absorption systems, and also I explain the benefits of the estimates that I recommended to the customer. We gave Alex a call to work on some pricing. customer is interested just got back from out of town had to pay bills. Before getting work done system and unit is operating normal at this time change filter on geothermal system customer change filter on carrier. Follow up form was completed.

Units drain line was partially clogged. Customer signed up for service membership which includes a drain cleaning. I also performed cooling maintenance as well. I checked the electrical wiring and electrical systems, all are within specification. I did clean the condensate pan and drain lines and ran water to flush the debris and to check for proper drainage without leaks. I pressurized the ground loop to 65psi. I checked heat of rejection and delta temperatures across the evaporator coil. The filter was recently replaced by the customer. Unit is operating normal. Since customer signed up for membership today I was able to waive the dispatch fee. Customer still has one maintenance left to schedule for either heating this coming winter or cooling next season.

Replace voltage absorption system, unit #3. Cube unit #3 had a failed 40uf single run capacitor. I replaced it after quoting the repair. Once power was restored I went to the air handler to confirm unit was cooling properly. Unit operating normal. Customer paid with a check and another check for a previous balance of $99. Both checks went through the mobile deposit program.

Customer not home, gave us garage code. Upon arrival we found top floor geo system locked out on low pressure/compressor monitor. Opened up panel to find Comfort Alert flashing 4 times, locked rotor fault. Checked capacitor rating and found it in spec, 38.8 rated 40. Checked compressor ohms and found them to be normal 1.2, .8, 2.1. Cleared fault by resetting power to the unit and called for ac from thermostat. Compressor came on and unit started operating normally, pulling 4.2 amps in first stage and 7.2 amps in second stage. Cycled ac multiple times and system ran perfectly every time. Didn’t find a cause to fault alert but system is operating normally.

Both units #2 & #3 that I had repaired were overcharged. I removed the excess refrigerant from each circuit and then operated the units on cooling mode and I had normal refrigerant pressures, 8-12 degrees subcooling and 20 degree td. Both units are operating normal.

I put amp meter on wires and h.w.h. pulling 9 amps across both elements. I noticed the wiring was not correct and the elements were always heating at 1/4 capacity. I fixed the wiring and tested lower element, it was pulling 18 amps. I had to replace the upper element and tested it after replacing. Both elements and thermostats are pulling 18-19 amps and are working properly. I called the service manager to let them know. I took before and after pictures of the wiring.

Pump down refrigerant . Repair leak on lineset and pressurize system with nitrogen and make sure it holds . Put system into a vacuum and make sure it holds . Then charge system with R410A and check operations . Suction pressure 125 , head pressure 290 . Return temp 67.8 , supply temp 46 . Suction line temp 54 degrees . System is operating properly now .
