Arrived to complete fall season maintenance. Inspected units in heat test mode to verify proper order of operation. Documented al Findings. Found both units to be running properly with no issues. Inspection complete.
Service call on arrival customer needs thermostat installation and tuneup I set the unit for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked air filter and replaced checked temp rise unit #1 has problems the ignitor is not glowing also the flue pipe back up water and burner is rusted the blower is rusted to checked the heat exchanger has cracked I suggested to replace the furnace for 1st floor I explained the customer also I gave option to fixing the problem customer decide replacing the unit I gave quote for replacement I measured the unit customer schedule for replacing the unit Monday December 2nd. Collected $1637.00 for replacement deposit and $348.00 for new service agreement annual fee total $1985 on C.C on file
Up on arrival performed fall maintenance on 11/21/2019. Tested thermostat for operation, tested system for operation. Took delta T and P , checked all electrical, changed air filter 30x32x2 . Checked drain line. System operating good at this time.
Fall pm on 11/18/19 On arrival set unit to call for heat measured supply and return air temp measured voltage and amps inspected electrical connections checked drain and cleaned checked air filter cleaned checked blower motor checked coil checked condenser unit outdoor checked electrical connections checked voltage and amps checked compressor capacitor checked coil checked pressure and temp and they are ideal indicating zero leaks checked all other electrical connections unit tested unit operating normal at this time. Recommended Uv lights installation and single or hole house surge protector to avoid future problems.
Upon arrival I went to unit and verified power was shut off. Removed wiring harnesses from blower then removed blower housing from unit. Took out old blower motor and installed new one onto housing. Verified proper rotation and tightness. Installed housing to unit then wired in harnesses. Returned power to unit and ran fan only. Verified proper speed so I ran stage 1 heat, motor ramped up normally. Finally I ran stage 2 heat and aux heat, motor ramped up to correct speed as well. Saw humidistat was off so I turned it on to 30%. Tested humidifier and found it is feeding too much water to pad, adjusted shut off valve to feed a little less. Unit operating normal at this time.
7:30 waited for snake till 8:30 snaked main sewer outside building Flush toilet several times to make sure line was clear and working left at 9:45
On arrival found system not operating normal,found indoor motor hesitating to start which is an indication of bad ecm motor .i turned system off .unit is not operating at this time,please order motor asap .custmer paid in full
The air filter was recently replaced by the customer. I noticed a lot of dust in the ductwork and recommended having the ducts cleaned. I then set manifold gas pressure to 3.5iwc. I checked the electrical wiring and electrical systems, all are within specification. I operated the unit on heating mode and recorded 47+ degrees temperature rise which is in the range of acceptable temperatures listed on data plate. Unit operating normal. I noticed that there is not currently a safety device installed to stop the unit from operating if the drain line becomes clogged. Installing an EZ Trap would address this concern plus give direct access to the trap with a built in brush to clean it out.
I replaced the air filter with one provided by the customer. Cleaning the ductwork would help indoor air quality. I checked manifold gas pressure in high fire and low fire. It needed adjustment in both modes; set to 1.6iwc and 3.5iwc. I checked the electrical wiring and electrical systems all are within specification including the ignition module and flame rectification probe. I recorded <60 degrees temperature rise in high fire gas heating. Unit operating normal. I recommended replacing the humidifier for several reasons. The humidistat is old and may need to be wired in if the customer has BGE replace with the Ecobee thermostat. Also the piercing valve is a liability and needs to be replaced with a gated valve and tied into the hot water line.
Arrived onsite to inspect units in heat test mode. Verified units operating properly. Found customer has old water shut offs for water heater request to update. Also quoting customer for ez drip install. Unit running properly.
Fall pm on 10/16/19 On arrival set temp 75 unit to call for heat measured supply 138 and return air temp 75 measured voltage and amps inspected electrical connections checked drain. recommended duct cleaning and Uv lights capacitor is low reading need to be replaced unit operating normal at this time. I have three options I am recommend whole house duct cleaning wet switch. Customer has Honeywell Electrica washable filter that needs cleaning. Humidifier filter
Service call return visit on 10/07/19 On arrival set unit to call for cooling measured supply and return air temp no DT checked electrical connections checked voltage and amps checked blower motor checked evaporator coil checked all other electrical connections to the furnace checked condenser unit outdoor checked electrical connections checked compressor capacitor checked voltage and amps checked pressure and temp unit has obvious leaks I gave quote for customer to leak search and repair customer needs some time to repair also customer sign new service agreement with us 16.99 Office collected the payment. Unit is not operating normal on cooling mode.
Up on arrival found system with frozen indoor coil, customer said that system was iced up do to cluged up air filter couple day ago, they changed filter not sure if they waited till system melts ice . Need return visit for further diagnose
I performed an electronic leak search outdoors and pulled the air handler off the wall to check the fittings indoors. I found 1 very small leak with soap bubbles at the suction line flare nut, which I tightened and resolved the leak. I also found the liquid line service valve was not back seated all the way and was leaking but it did have the cap on adequately tight but I back seated both service valves and used sealant to ensure no leaks. It was what I found when I recovered the charge that was astounding. I pulled out 8lb 6oz of refrigerant for a 4lb 3oz system. The unit had been grossly overcharged and would not operate very well in heating mode and itâ€™s performance was greatly diminished in cooling mode. I then used dry nitrogen to 350psi to pressurize the system and I left a small amount of refrigerant in as well. I went back indoors and leak checked again. No leaks found. I let the pressure hold for 10 minutes and then removed the nitrogen and pulled system into a <500 micron
Customer replaced the air filter. Coil and blower wheel are very clean. I checked the electrical wiring and electrical systems, all are within specification. I operated the unit on #12 heating mode and checked temperature rise, heat of extraction and set the flow rate to 13.5gpm. I checked auxiliary heat strips. Unit operating normal. I also replaced the steamer canister and checked it over.
Performed Inspection of both RTUs. Replaced all filters. Flushed out drains. Inspected coils, blowers, belt, and heat exchangers. Checked capacitors and contactors. Tightened electrical connections. Tested ac on both. Units are operating normal at this time.
Geo unit had a clogged drain line. I cleaned it out and went through cooling pm checklist. I checked the electrical wiring and electrical systems, all are within specification. I checked flow rate and heat of extraction and cooling across the air coil. Unit operating normal.
Customer recently replaced the air filter. Coil and blower wheel are clean. I pressurized the ground loop to 65psi. I operated the unit on second stage heating and measured 25 degree temperature rise across the air coil. I confirmed proper flow rate of the water and heat of extraction. I checked amp draw of auxiliary heat strips. I cleaned the condensate drain pan and drain lines as well. Unit operating normal.
40uf run capacitor; Case #: 511591; Part #: 16P008D20CK4370; Last year the Intellistart module was replaced. Unit was starting to fault again on E10: CompMon. I found the run capacitor was not reading any value. I replaced it and cycled the compressor several times. I cleared the fault codes. Unit operating normal.
Performed inspection on both systems. Customer said they havenâ€™t noticed any issues. Replaced all filters, flushed out drains, inspected cleanliness of blowers, Evap and condenser coils. Found both blower wheels are getting dirty, quoting to clean. Checked capacitors and contactors, tightened electrical connections. Found unit 2 condenser fan run cap (10mfd oval) out of spec, quoting customer to replace. Tested ac and measured amp draws and delta air temps. Let both systems satisfy thermostats. Units operating normal. Only other issue I found was a bad time delay relay/sequencer for emergency heat, quoting customer to replace. I believe customer forgot I was on the roof because the store was closed and locked when I was finished. Called Darlene and she asked me to slide copies of tasking sheets under the door and to call Nina with report. Called Nina and informed her we will be sending quotes for suggested repairs.

Up on arrival we found bad capacitor, installed new capacitor, recommended to the customer hardstart kit customer said that she'll think about, checked refrigerant pressure unit is operating normal at this time
Installed the furnace and water heater gas is leaking on furnace line
Upon arrival I was told that main lobby unit wasnâ€™t cooling. During diagnostics I went to roof and found system running with only 9 degree delta at Evap coil. Put gauges on to find unit low in R22. Had some left in my truck so I topped off System to get them ac. Since unit is leaking I am quoting customer for leak search and repair. Customer may want to consider getting equipment replaced since it is 19 years old and we will need to use drop in refrigerant for the repair.
I operated the unit on cooling speed #9 and set the flow rate to 10.5gpm using pressure drop charts. I then calculated heat of rejection for the unit. The customer had recently replaced the air filter. I cleaned the condensate pan and drain lines and ran water to flush the debris out and to check for proper drainage without leaks. I checked the electrical wiring and electrical systems, all are within specification. I pressurized the ground loop to 65psi. I enabled dehumidication from the thermostat and explained what it is and how it works to the customer. Unit operating normal. Customer expressed some concerns about power interruptions in the area. I sent an estimate for a whole house surge protector to be installed on the single main electrical panel in the garage. I let the office know to contact Mr. Brewer for payment and to confirm if they want to pay monthly or annually.
