Up on Arrival for no heat call . Checked all thermostats , they all working good. Checked all units, all units are working good. All thermostat are satisfied.
Roof access back of kitchen. Wrote model and serial as well as filter list and belt sizes for each unit.
I had to temporarily remove one of the truss bracing boards to be able to replace the blower motor. With the blower assembly out of the unit I still had to remove and replace the motor in the attic. I replaced the variable speed blower motor from Water Furnace and retained the faulty one to return to WF. I wired everything back together including the pan switch and checked blower motor operation. I secured the truss brace and made sure it was more secure than before it was removed. I did use wood screws so that if it ever needs to be removed again it will be much easier. Unit operates normal.
Up on arrival changed capacitor on RTU #3 . Tested unit for operation. Unit is working at this time
Up on arrival performed operational inspection, RTU #3 has low capacitor 7.5uf need to be replaced, also heat exchanger got rust on most seams would recommend to replace heat exchanger . RTU #2 heat exchanger has rust on seams would recommend to replace heat exchanger. All units are working good at this time
On arrival set unit to call for cooling.found system has a leak .unit is 15 years old with r22 system .customer is getting an estimate to replace tomorrow.unit is not operating at this time . Warrantied per Darlene
Upstairs unit not operating outside because the voltage absorption system was open for the compressor. I replaced it with 40&5 uf dual run cap and tested the unit. Unit uses r22 refrigerant and the pressures were lower than normal. I went into the attic and had 87 return and 69 supply air temperature. I opened up the blower compartment and felt refrigerant oil inside of the evaporator drain pan. I spoke with the customer about this because it is cooling but most certainly has a leak in the coil. I had to make an estimate to replace the coil and document what I found to protect myself. Otherwise the unit is operating normal.
On arrival set unit to call for cooling;found system was locked out on e3 low pressure 70 times .checked system pressures ok.checked Txv ok .checked sensors ok.noticed blower motor fluctuate a lot which is a sign of failure and could be the problem that causes unit to fault on e3 low pressure.unit is operating now but could stop any time .
Completed the spring maintenance. Checked wiring and connections. Replaced the air filters. Cleaned drain pans and traps. Cleaned the condenser coils. Checked the blower belt. Checked unit operation.
Clean coils and completed AC inspection .
Found unit #3 with a black thermostat. Went on roof and found my transformer was receiving 210 volts and only putting out 8 volts . Replaced 208 volt 75 va transformer with one with a built in fuse and checked operations . System is operating properly
Changed out filters and it started raining . Waited 30 minutes for rain to slow down or pass and it did not . Need to come back to complete maintenance 01-03-19 . Completed heating maintenance on systems
